What is the Village at Calabash?

The Village at Calabash is a unique, master-planned community for system built homes offering large, deeded lots at affordable prices.

Why did Developers plan this type of community?

They recognized the need for a development that could offer affordable, turn-key packages that could provide all the amenities of very exclusive neighborhoods.

What amenities does the village offer?

We offer county water, sewer, and underground utilities.  There is a clubhouse with a small library, music room, kitchen, and card room for property owners.  Additionally, we have swimming pool, six stocked fishing ponds and an 18 hole miniature garden golf course.

Are there any planned activities?

Yes. To mention a few, the men have a formed golf league and play weekly. The women meet and go out for lunch on a regular basis. A Social Committee prepares a calendar of events and activities for the year that reflects the interest of almost everyone!

Are the streets completed and paved?

Yes.  And in addition to this, silhouette lighting is provided along the streets for added safety.

What are the lot sizes?

A typical lot has a 75 foot frontage and a depth of 140 feet. We do have cul-de-sac and corner lots as well as a variety of sizes and prices.

What should I expect to pay for a lot?

Are there Property owner Association dues?

Yes. The dues take care of pool maintenance, tennis courts, common areas and any future repairs that may be necessary. The dues are currently only $200 per year!

What Are the Property Taxes like?

Taxes are very reasonable. Annual taxes on an unimproved lot (no home) range from $126 to $150. Again, that is PER YEAR!

Do I have to purchase a home now?

No. The Developers took into consideration that you might want to purchase your lot at today’s favorable prices and purchase your home in the future.

Where is the Village at Calabash?

The Village is in Brunswick County, just one mile from the Town of Calabash in North Carolina. The Intracoastal Waterway is less than two miles away and there are several beaches just minutes away! (Sunset Beach, 8 minutes, Ocean Isle Beach, 12 minutes)
